Brighton Beach — Southern LBI's Residential Strip

Brighton Beach is a quiet residential strip on southern LBI, without the commercial character of Beach Haven or the state park protection of Holgate. The 1920 aerial shows a modest early community with natural dunes and a generous beach. Development grew steadily through 1933. The 1944 Great Atlantic Hurricane eroded the frontal dune system. By 1962, Brighton Beach was a fully developed summer community, and the Ash Wednesday Storm — whose surge attacked from both the ocean and the bay — caused significant flooding and beach erosion. The contrast between the natural beach of 1920 and the developed, storm-narrowed beach of 1962 is striking.
